For AALTO’s south-facing new-build townhouses with sea views in Mijas, I would first consider where
you will enjoy that outlook most: the living room, the main terrace or the roof.
All five homes have three bedrooms, yet A.10 offers substantially more built and useful area than
the other available options. I would establish whether you will use that extra space every day, then
ask where it is located. Living rooms, circulation space and a basement have different practical
roles. The description mentions a private roof terrace; examine access, privacy and opportunities
for shade before choosing a home from a single rendering.
A southern aspect also makes shading and cooling worth discussing. The source lists aerothermal
heating, underfloor heating and hot/cold air conditioning; clarify the included equipment and
controls. For a second home, I would also investigate communal charges, management during absences
and the completion timetable. An investment requires a budget based on actual costs and permitted
letting. Sea views describe a living feature, not future occupancy or a guaranteed return.

The private roof terrace provides a different outdoor setting from the terrace beside the main

### Which buyers might find AALTO interesting?
AALTO may interest buyers seeking south-facing new-build townhouses with sea views in Mijas who also
want to use a private roof terrace. The five available homes have three bedrooms, with significant
differences in area and asking price. The communal pool and listed amenities require a different
maintenance assessment from a detached villa with its own pool. Compare the chosen home’s layout and
outlook, included equipment and running costs, allowing for planned completion in the fourth quarter
of 2027.
### What is currently available?
The price list dated 2 October 2026 shows five available townhouses: A.9, A.10, A.11, A.12 and A.13,
priced from €1,616,016 to €2,350,713. One other home is reserved and seven are sold. Availability

### How far is the beach shown here?
The driving route to Playa de Calahonda is 4.95 km · 10 min drive. Google Routes, checked on 6
October 2026. This is the route from the project point; driving time is indicative and depends on
traffic and conditions.
### Are floor plans available for the townhouses?
Home plans are listed for AALTO, but no reviewed example floor plan is included here. Request the
current plan for your chosen home, showing its floor arrangement, roof-terrace access and the
measurement basis for built and useful area.
### What should I check for each home?
A.9 lists 267.11 m² built and 224.95 m² useful area, compared with 387.06 and 347.69 m² for A.10.
A.10 also has a larger terrace total: 291.21 m² against A.9’s 140.04 m². Compare how the
accommodation and outdoor space are distributed across floors rather than treating every square
metre as equivalent living space.
### What are the payment and completion plans?
Resales lists a €10,000 reservation, 30% at contract, 20% during construction and 50% on completion.
Obtain written confirmation of how the reservation is credited, whether VAT is additional, the
payment milestones and the guarantees applying to advance payments. Planned completion: fourth
quarter of 2027. The project information states that construction is underway. This is a schedule,
not a guaranteed handover date.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates,
not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the
transaction; obtain individual advice and quotations.
### Can I view a floor plan of AALTO?
The plan for home A.9 shows an open kitchen, dining and living area, a guest toilet and a covered
outdoor area downstairs. Upstairs are three bedrooms and two bathrooms. Dated 22 November 2021, it
serves as a layout example. The 267.11 m² built area and the 224.95 m² stated under the Spanish
measurement definition match the current price list. The plan also gives 204.50 m² as the sum of
usable areas by level: these measurement methods are not identical. Its outdoor-area table combines
parking, covered outdoor space and terraces and differs from the current terrace column. The price
list and calculations therefore remain unchanged; confirm the current specification and dimensions.

### What will the community fees cost?
Before reserving, ask about the community fees for the specific property: do they apply, what is the
amount per month or per year, and which services are included? Also have it confirmed whether any
additional contributions are planned. Request a current written statement or, if the amount is not
yet final, a substantiated estimate. Do not rely solely on the project presentation.
### Why buy through an agent with an API licence?

The five available townhouses are priced from €1,616,016 to €2,350,713 in the list dated 2 October
2026. The median is €6,082 per built m². These are asking prices, not completed transactions or
valuations. Prices per built m² are closely grouped: approximately €6,050 for A.9, priced at
€1,616,016 with 267.11 m² built, to €6,084 for A.11, priced at €1,632,397 with 268.33 m². A.10 has
the highest total asking price but not the highest price per built square metre. This calculation
alone does not explain differences in position, quality or specification.
