examine the actual outlook and position relative to the pool: these shape how you experience that
combination each day.
The development is near Estepona Golf and includes a social club and chill-out terrace alongside the
pool. These provide different shared spaces, but ask about access rules, management and estimated
community charges before weighing their role in your purchase.
The range of terrace sizes is particularly noticeable. A large outdoor figure does not tell you how
much sheltered seating space is available or how the living room connects outside. I would discuss
the layout and covered and open portions using the final apartment plan.

Request the current floor plan and measurement schedule for the selected apartment. The floor of
VI-03-0-02A-A still needs confirmation: the price list states floor 2 but categorises it as ground
floor. We therefore present this apartment without an established floor; its other figures remain
individually listed.
### What should I check for each home?
Current availability includes two- and three-bedroom apartments, each with two bathrooms. The wider
development description also mentions duplex penthouses, but this does not automatically make the
available apartments penthouses. Check the current category and plan of the apartment you are
considering.
### What are the payment and completion plans?
Resales lists a €6,600 reservation, 30% at contract and 70% at completion, without a separate
construction-stage instalment. Obtain written confirmation of how the reservation is credited,
whether amounts include VAT and which guarantees cover advance payments. The project description
states that construction has started. Planned completion in the first quarter of 2029 is not a
guaranteed handover date; a building licence is not confirmed in the consulted information. Planned

### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates,
not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the
