For this new-build apartment with sea views and a large terrace at ARUNA in Marbella, I would start
with the relationship between the outlook you want and the outdoor space you expect to use each day.
A 115.29 m² terrace deserves more than a favourable first impression. I would discuss dining,
seating and shade, then examine how the ground-floor position affects privacy and the actual
sightline. Renderings convey the development’s atmosphere; they do not replace an assessment of the
particular home. Three bedrooms and three bathrooms may be practical if you regularly welcome
guests.
Scale matters too: twelve homes share facilities including a pool, sauna, gym and coworking area.
Ask about annual costs and usage arrangements, especially if you will only be present for part of
the year. For an investment, I would also examine permitted letting, management and total purchase
costs. The available home and amenities do not guarantee rental income.

offered: a ground-floor home in block 2 with three bedrooms and three bathrooms. The original
three-to-four-bedroom description therefore covers a wider range than present availability.
The selected home lists 133.04 m² built, 117.82 m² useful and 115.29 m² of terrace separately.
Another 16.07 m² appears in the combined garden/plot column. Confirm exactly what this comprises and
the associated usage rights. It is not added to indoor area or the weighted price calculation.
Shared facilities comprise a saltwater-chlorinated outdoor pool, landscaped gardens, sauna, gym and
coworking area. The description mentions water-based underfloor heating, electric bathroom heating,
aerothermal systems and home automation. Establish how operation, maintenance and any subscriptions
are arranged at handover.
The description mentions energy rating A, while the consulted certificate fields show no value.
Request the certificate for the home before treating its energy performance as final. Apply the same
care to the planned second-quarter 2027 completion date: the current contractual schedule remains

Cabopino, Marbella, involves a different daily routine from living directly beside the marina.
During a viewing, discuss access to the building and the route between garage, home and shared

Plans are listed for the development, but no reviewed example floor plan is included here. Request
the current drawing for NVG-D1620A and have its areas, outdoor space and access explained.
### What should I check for each home?
The selected home lists 133.04 m² built, 117.82 m² useful and 115.29 m² of terrace separately.
Another 16.07 m² appears in the combined garden/plot column. Confirm exactly what this comprises and
the associated usage rights. It is not added to indoor area or the weighted price calculation.
### What are the payment and completion plans?
Resales lists an €11,000 reservation, 30% at contract, 10% during construction and 60% at
completion. Clarify reservation crediting, VAT, payment dates and payment guarantees in the
agreement. Completion is planned for the second quarter of 2027, not a guaranteed handover date.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
