makes everyday use an important part of the choice of layout.
The range of terrace sizes deserves more attention than the starting price alone. Consider where a
dining table, loungers and a sheltered seating area could fit, and how much of the terrace connects
directly to the living room. A broad terrace is not necessarily equally usable throughout; assess
its shape, sunlight and shelter for the particular apartment.
An indoor pool, gym and other shared facilities may suit stays outside the summer season. Ask about
access conditions and expected community fees: the checked Resales presentation provides no amount
for those fees. Have the payment schedule confirmed in writing as well, because the main fields and
the additional note give different instalments.

CARAT FASE II combines new-build apartments in Fuengirola with walking access to the beach and
restaurants. Measured routes support those two features, while the sloping terrain remains something
to assess during a visit. A short calculated walking time does not establish how comfortable the
route will be for every resident.
The available price list includes apartments on different floors. The developer also uses the
marketing term sky villas in the description; that does not turn these listed apartments into
detached villas. Compare the particular layout, its connection with the terrace and the conditions
governing shared spaces.
Planned completion and a building licence are separate facts. Resales records a licence but does not
mark the homes as key ready. Discuss current construction progress, the contractual handover date

### How far is the beach shown here?
Actual walking and driving routes have been calculated from the recorded project point. The
connections to the beach and restaurants support the character of this location, while longer
outings involve different journeys. The railway station is worth including in your visit; judge its
practicality from the route and your own travel needs. The sloping surroundings deserve attention
too, particularly if you expect to walk home with shopping regularly. The regional connections below
provide a wider geographical context. Distances start at the project point rather than at every
apartment’s front door, and estimated journey times should be considered indicative rather than
fixed.
### How should I read the area figures?
The separate price-list columns record 84.59–122.08 m² built, 71.90–103.77 m² useful and
34.13–231.13 m² terrace area. These measurements have different meanings. The available apartments
combine two or three bedrooms with different terrace arrangements. First consider the indoor space
you actually need: an additional bedroom may accommodate visitors, but does not in itself establish
the size of the living room or storage space. Then assess access to the terrace, covered areas and
where you would eat or relax. The price list distinguishes built, usable and terrace areas. Those
measurements are not interchangeable. Ask for the measurement definitions and an explanation of the
apartment plan before comparing areas from different suppliers. The illustrated price calculation
does not replace that explanation or confirm usable room dimensions.
### What should I check for each home?
The available price list includes apartments on different floors. The developer also uses the
marketing term sky villas in the description; that does not turn these listed apartments into
detached villas. Compare the particular layout, its connection with the terrace and the conditions
governing shared spaces.
### What are the payment and completion plans?
The main Resales fields show a reservation of €25,000, followed by 20% at contract, 30% during
construction and 50% at completion. However, the additional note gives another deposit above one
million euros and a different instalment schedule. Obtain written confirmation of the schedule for
your apartment, how the reservation is credited and whether the amounts include VAT. Planned
completion: fourth quarter of 2026. This is a schedule, not a guaranteed handover date.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates,
not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the
transaction; obtain individual advice and quotations.
