I would assess LOS JARDINES DEL SOL as a choice between quite different ways of using outdoor space.
The two-bedroom 1º A is advertised at €480,000, while the three-bedroom ground-floor 0º C has a much
larger terrace and a private pool at €739,000. The two parking spaces included in each offer are
useful for households with different daily routines. A private pool also brings its own practical
questions about access, maintenance and responsibility; it should not be confused with the shared
pool shown in the communal areas.
For an investment decision, I would start with purchase costs, staged payments and recurring
expenses rather than a promised return. The local routes help assess everyday use, but a walk to the
beach is different from a beachfront address. No rental yield, holiday-let permission or future
resale value has been verified. There is also a small discrepancy between the supplied 1º A plan and
its current advertisement; obtain the agreed area schedule with the contract.

## Project analysis
The plans identify 17 homes in the development. The four published offers cover a two-bedroom
apartment, a three-bedroom ground-floor home, a three-bedroom apartment on the second floor and a
three-bedroom penthouse. They show the range of layouts; they are not a complete availability
statement for the building.
The published total area includes the terrace. For 2º C, the separate figures are 109.05 m²
constructed interior and 58.76 m² terrace, adding to 167.81 m². Treating the rounded advertised 168
m² as indoor space would overstate the accommodation, and adding the terrace to that figure would
count the same space twice.
The design information specifies fitted kitchens with appliances, ducted heating and cooling, double
glazing and two parking spaces. A shared pool and gym belong to the development; the private pools
are linked to selected ground-floor and penthouse types. Confirm the chosen specification,
allocations and maintenance charges in the individual offer.
The ground-floor 0º C is advertised with 116.92 m² interior and 228.39 m² terrace. That outdoor
figure must not also be entered as a separate garden or plot without an explicit area schedule. The
penthouse 3º A has a different arrangement: 135.07 m² interior and 149 m² terrace. The larger total
alone does not establish a more practical plan.
## The rhythm of life at LOS JARDINES DEL SOL
Calle Lucena gives this project an urban setting in Torremolinos, with everyday destinations around
it rather than within a self-contained resort. Lidl, Carrefour Market and other supermarkets have
been routed separately, alongside an apothecary, a medical centre, cafés and El Pinillo station. The
selected route to the La Carihuela beach point takes around 19 minutes on foot; the beach point in
Torrebermeja is closer by the checked route. These are routes to named destinations, not promises
about every entrance or local business. Consider shopping with bags, slopes and the walk back as
well as the distance on the map.

The supplied payment terms state a €10,000 reservation, 15% at the private purchase contract, 15%
during construction and 70% on completion. The terms do not specify the VAT treatment of the
reservation or how it is credited against later payments. Confirm those points, payment milestones
and applicable guarantees in writing before paying. A contractual completion date has not been
established. Confirm the construction stage and delivery timetable for the selected home before
committing.
### Does every home have a private pool?

### Are two parking spaces included?
