For the new-build penthouses with sea views and wellness at ROYAL PALMS MIJAS FASE IV-1 in Mijas, I
would consider whether a private outlook alongside shared relaxation facilities matches the way you
plan to stay.
The two available homes have the same asking price, allowing the space decision to be examined
without a price gap. ADELFA P2 puts more space outdoors; PALMIRA P3 has a larger internal
measurement. I would work through an ordinary day in each layout, from breakfast outside to an
evening with guests, checking the actual sightline and shelter. The source refers to sea views from
most homes; the penthouse label alone does not guarantee an uninterrupted panorama.
For a second home or investment, resort ownership also calls for clarity on community charges,
management during absences and access to amenities. A sauna or indoor pool matters to your decision
if you intend to use it. Investigate rental possibilities, costs and rules separately; no yield or

€1,300,000. The availability of two homes does not establish the phase’s original total.
ADELFA P2 lists 109.11 m² built, 81.71 m² useful and a 112.72 m² terrace. PALMIRA P3 has 133.74 m²
built, 99.18 m² useful and a 47.68 m² terrace. PALMIRA therefore offers the larger internal
measurement, ADELFA the larger terrace. The same asking price makes this allocation a practical
comparison, without establishing which home is worth more to you.

ADELFA P2 lists 109.11 m² built, 81.71 m² useful and a 112.72 m² terrace. PALMIRA P3 has 133.74 m²
built, 99.18 m² useful and a 47.68 m² terrace. PALMIRA therefore offers the larger internal
measurement, ADELFA the larger terrace. The same asking price makes this allocation a practical
comparison, without establishing which home is worth more to you.
### What are the payment and completion plans?
Resales states a €6,000 reservation, 30% at contract, 0% during construction and 70% at completion.
Confirm reservation crediting, VAT, payment dates and guarantees in the contract. Planned
completion: first quarter of 2027. This is not a guaranteed handover date. The consulted fields do
not confirm a granted building licence.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
