At ROYAL PALMS MIJAS FASE IV-2 in Mijas, I would assess the new-build penthouses with sea views and
wellness through the outlook you want for yourself and the shared relaxation facilities you actually
expect to use.
ACACIA P1 and BEGONIA P3 have almost identical stated areas and the same price. I would not choose
between them on half a built square metre. The connection between living room and terrace, privacy
and the actual sightline may matter much more to your stay. Ask for those points to be explained for
the selected home; the general description mentions sea views from most properties, not a guaranteed
panorama from every room.
For a second home or investment, establish the annual cost of the extensive resort offering and
which facilities are accessible with this phase. Compare that with the weeks and seasons you expect
to spend here yourself. Letting requires a separate assessment of permission, expenses and
management; wellness alone does not establish a financial return.

useful. Both terraces measure 47.68 m². The small built-area difference therefore does not move in
the same direction as useful area. It does not demonstrate a better layout; request measurement
definitions and current drawings.
### What are the payment and completion plans?
Resales states a €6,000 reservation, 30% at contract, 0% during construction and 70% at completion.
Confirm reservation crediting, VAT, payment dates and guarantees in the contract. Planned
completion: first quarter of 2027. This is not a guaranteed handover date. The consulted fields do
not confirm a granted building licence.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
