At SAN SALVADOR 31 in Fuengirola, my assessment focuses on new-build apartments with 1–2 bedrooms
and a lift.
I would first choose between a compact one-bedroom unit and a two-bedroom unit. Unit 1 on the ground
floor is listed at €320,000 in the price list; the penthouse Unit 14 is at €360,000. Both have two
bedrooms and two bathrooms, but the floor plans show a different distribution of space.
For the one-bedroom units, I would not confuse the patio with an extra room or a garden. The plans
link the patio of 3.66 m² to Unit 2 and that of 4.30 m² to Unit 3. Similar units above overlook a
light well; the plan does not grant them access to that patio.
According to the project description, the lift serves all floors. This is useful information for
choosing a unit, but it is not proof that every passage and each unit is fully wheelchair
accessible. Have the required dimensions and the final specification of the chosen unit confirmed.

## Project analysis
SAN SALVADOR 31 combines new-build apartments with 1–2 bedrooms and a lift in Fuengirola with a
clear layout of 14 units. The lift provides access to all residential floors; within the current
stock, the main difference lies in the layout between the one-bedroom apartments and the two
available two-bedroom units.
The floor plans distinguish six unit types. The ground floor has three units, the first and second
floors each have four, and the top residential floor has three. Unit 14 is included as a penthouse;
Unit 12 and 13 are apartments on the top floor. This distinction remains preserved in the price
table.
Unit 2, 3 and 14 have a separately specified outdoor area. For the remaining eight available units,
a terrace area is missing from the price list. This is not evidence of zero outdoor space: the plan
for type E, for example, shows a balcony without separate measurements. Therefore, these eight units
are not included in the weighted m² calculation.
## Everyday life at SAN SALVADOR 31
The project description combines the living room, dining area and kitchen into one living zone.
Built-in wardrobes are part of the listed specifications. The floor plan helps assess how a dining
table, seating area and circulation space fit in the chosen unit; the furnishings in the renders are
architectural visualizations.
The specification includes double glazing and thermally broken frames, aerothermal hot water and a
multi-split heat pump serving the living room and bedrooms. Ask for the energy certificate to assess
the rating and calculated consumption; those figures are not yet available here. Confirm which
appliances and finishes are included in the purchase price.
## Space inside, room outside
The two patios on the ground floor belong exclusively to Unit 2 and 3. For the units above, these
openings serve as light wells. The penthouse has a separate terrace of 4.83 m². Assess the usable
space and final specification per unit based on the plans.
The project images are renders of facades and interiors. They show the intended atmosphere and
furnishings, not completed units or guaranteed views. The seven pages with indicative floor plans
