With SUITE MIJAS II's key-ready apartments and communal pool in Mijas, I would start with an on-site
viewing: you can assess the layout and its relationship to the shared outdoor areas during the same
visit.
A studio and a penthouse are not simply two versions of the same way of living here. If you need a
separate bedroom, do not select the studio solely from the bedroom field in the price list: its plan
shows an open sleeping area.
I would also spend time in the communal spaces. The pool, sports facilities and children's play
areas may suit your stay, but ask about opening hours, management and community charges. That helps
establish which facilities you will actually use and what recurring costs come with them.

## Project analysis
SUITE MIJAS II combines key-ready apartments with a communal pool in Mijas. The description covers a
larger development with tropical gardens, separate adult and children's pools, a solarium and
outdoor facilities for sport and play.
The available homes offer different layouts: studio 9-2-C has an open sleeping area and one
bathroom, penthouse 6-5-C has two bedrooms and two bathrooms, and apartment 9-4-B has three bedrooms
and two bathrooms. Start the comparison with the separate rooms you need, rather than the entry
price alone.
The price list gives the penthouse 51.17 m² of terrace alongside 60.59 m² built. The apartment has
35.85 m² of terrace alongside 107.03 m² built. These represent different balances of indoor and
outdoor space; the figures do not establish differences in privacy, sunlight or views.
According to the project description, each home has a private terrace and parking space; storage is
also mentioned for most homes. Confirm whether storage is included with your selection.
Specifications include air conditioning in every room, a fitted kitchen and floating wood flooring.
The description mentions 312 homes across the wider development. This is not an established total
for phase II alone. Payment arrangements also vary by phase: this offer follows the key-ready phase
I–II schedule, rather than the phase III terms.

The development offers several ways to spend time outside without always using the same space. Its
description includes a solarium, a sports court, outdoor exercise equipment and a children's
climbing wall. During a viewing, explore the whole communal area, including entrances and places to
sit. Ask which opening hours and visitor rules apply when family or friends stay. The fitted kitchen
and air conditioning help you assess everyday use, but also walk from the parking space to the home
itself. Carrying groceries and bringing a pushchair raise different practical questions that are
easier to judge in person.
## Space inside, room outside
The plans explain why layout should come first here. In the studio, sleeping and living share one
space; moving furniture does not create a separate bedroom. The penthouse and larger apartment show
bedrooms as separate rooms. Next, consider where a dining table or workspace will fit and how the
living area connects to the terrace. The studio plan identifies a covered terrace, while the
penthouse plan shows uncovered outdoor space. This may influence how you use it without establishing
guaranteed sunshine. Check doors, circulation space and room for wardrobes during the viewing,
alongside the areas listed in the price schedule.

### Is there a floor plan for SUITE MIJAS II?
The three supplied plans relate to 6-5-C, 9-4-B and the type C layout that includes studio 9-2-C.
Some area figures on two plans are damaged or unclear. We retain the current Resales price list for
prices and calculations and use the plans to discuss layout. Studio 9-2-C has an open living and
sleeping area with a separate bathroom. Request confirmation of the selected home's current

### What should I check for each home?
The available homes offer different layouts: studio 9-2-C has an open sleeping area and one
bathroom, penthouse 6-5-C has two bedrooms and two bathrooms, and apartment 9-4-B has three bedrooms
and two bathrooms. Start the comparison with the separate rooms you need, rather than the entry
price alone.
### What are the payment and completion plans?
For phases I and II, the payment document states a €3,000 reservation and the remaining balance at
key handover. The phase III schedule does not apply here. Obtain written confirmation of the
handover date, reservation credit and VAT treatment. Key-ready status does not confirm that all
purchase formalities have been completed; have the selected property's documents checked. Key ready
according to Resales.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates,
not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the
transaction; obtain individual advice and quotations.
### Can I get a Spanish mortgage as a non-resident?
Yes. Spanish banks do grant mortgages to non-residents, usually at a lower percentage of the
purchase price than for residents and with conditions that vary by bank. The result depends on your

built; the penthouse €395,000 with 60.59 m²; and the apartment €480,000 with 107.03 m². A lower
purchase price therefore does not automatically mean a lower price per square metre. Property type,
useful area and terrace belong in the same assessment.
