For the new-build apartments at VALLEY VIEWS FASE 1 in Mijas, I weigh the advertised sea views
alongside the granted building permit: the former needs checking for each home, while the latter
documents a step in the construction process.
For me, the practical choice is between two specific ground-floor homes: B1 - Ground floor - 2 has
the larger listed built area and terrace, while B2 - Ground floor - 1 has the higher asking price.
Those figures alone do not explain the difference. I would compare the layouts, actual views and
items included in the purchase.

## Project analysis
VALLEY VIEWS FASE 1 combines new-build apartments with sea views and a granted building permit in
Mijas. Both currently available homes are on the ground floor. Check the outlook from the actual
terrace; a general project image does not establish what is visible from either home.
The phase specification describes a communal pool, landscaped areas, a lift in each building and
garages. Interiors include fitted kitchens with Bosch appliances, ducted hot-and-cold air
conditioning and motorised bedroom blinds. Individual aerothermal systems provide hot water; shared
solar panels support partial self-consumption. This is the stated specification, subject to the
equivalent substitutions described in the document.
The phase specification describes 36 homes in blocks 1, 2 and 3. The permit and general description
cover the development of 54 homes. The current price list has five entries: two available and three
sold. These counts describe different scopes and must not be treated as interchangeable.

For me, the practical choice is between two specific ground-floor homes: B1 - Ground floor - 2 has
the larger listed built area and terrace, while B2 - Ground floor - 1 has the higher asking price.
Those figures alone do not explain the difference. I would compare the layouts, actual views and
items included in the purchase.
### What are the payment and completion plans?
Resales lists a €6,000 reservation, 30% plus VAT at the private purchase contract 30 days after
reservation, 10% six months later and the balance on completion. How the reservation is credited is
not clearly established; confirm the signed schedule and guarantees. Planned completion: first
quarter 2027. This is a schedule, not a guaranteed handover date.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
