terraces together: what will you actually see from the places where you expect to sit and dine?
The four plots are very similar in size, while built areas, terraces and asking prices differ. I
would start by comparing two particular homes, such as R189-B and R190-A. A higher purchase price
does not automatically mean a higher price per built square metre here. The arrangement across
levels, access from the garage and everyday use of the lift deserve as much attention as the overall
area.
The opportunity to discuss layout and finishes during construction may appeal if you already
understand your needs. I would agree included choices, additional charges and decision deadlines in
advance. A private pool, garden and roof terrace also require maintenance while you are away. For an
investment, I would investigate management, permitted letting and the full cost budget; sea views
and generous terraces do not guarantee a return.

Request the current drawing for your selected villa, including areas by level and the arrangement of
bathrooms and toilets.
### What should I check for each home?
Plot sizes vary only from 884.06 to 884.79 m², whereas built areas range from 590.22 to 648.05 m².
Separately listed terraces measure 267.37–301.14 m². Look beyond plot size and ask how living
accommodation, basement, garage and outdoor space are distributed on each plan. The 3.5 bathroom
entry also needs clarification against the particular layout.
### What are the payment and completion plans?
Resales lists a €20,000 reservation, 30% at contract, 10% during construction and 60% at completion.
Obtain written clarification of reservation crediting, VAT, exact payment dates and payment
guarantees. Completion is planned for the fourth quarter of 2027, not a guaranteed handover date.
### What comes on top of the purchase price?
For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA),
1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for
legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates,
not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the
transaction; obtain individual advice and quotations.
### Can I view a floor plan of VILLAS MONTE PALATINO?
The example plan for R189-A shows an open kitchen and living area, a study/bedroom with bathroom on
the ground floor and two bedrooms with bathrooms upstairs. Terraces connect to the living area; the
original PDF also includes the basement and solarium. The area schedules include outdoor spaces and

with 590.22 m² built, approximately €2,796 per m². The most expensive villa therefore does not have
the highest price per built square metre. This calculation alone does not explain differences in
