Summary

Hans Beeckman review

For the new-build apartments at VALLEY VIEWS FASE 1 in Mijas, I weigh the advertised sea views alongside the granted building permit: the former needs checking for each home, while the latter documents a step in the construction process.

For me, the practical choice is between two specific ground-floor homes: B1 - Ground floor - 2 has the larger listed built area and terrace, while B2 - Ground floor - 1 has the higher asking price. Those figures alone do not explain the difference. I would compare the layouts, actual views and items included in the purchase.

Project analysis

VALLEY VIEWS FASE 1 combines new-build apartments with sea views and a granted building permit in Mijas. Both currently available homes are on the ground floor. Check the outlook from the actual terrace; a general project image does not establish what is visible from either home.

The phase specification describes a communal pool, landscaped areas, a lift in each building and garages. Interiors include fitted kitchens with Bosch appliances, ducted hot-and-cold air conditioning and motorised bedroom blinds. Individual aerothermal systems provide hot water; shared solar panels support partial self-consumption. This is the stated specification, subject to the equivalent substitutions described in the document.

The phase specification describes 36 homes in blocks 1, 2 and 3. The permit and general description cover the development of 54 homes. The current price list has five entries: two available and three sold. These counts describe different scopes and must not be treated as interchangeable.

The price list reports built, useful and terrace areas separately. The example floor plans show layouts but contain no current unit codes or area schedule. They therefore do not support recalculating the areas of B1 - Ground floor - 2 or B2 - Ground floor - 1.

An investment assessment of VALLEY VIEWS can compare the two available homes by purchase price, useful area, terrace and annual costs. The source provides no verified rental income, occupancy or net return. Community charges and any rental permissions need separate confirmation; sea views and a granted building permit do not replace that calculation.

The building permit for 54 homes, garages and storage rooms was granted on 23 July 2025. The decision includes construction conditions and deadlines; current compliance has not been independently confirmed. A building permit is not occupancy or rental authorisation.

Everyday life at VALLEY VIEWS - FASE 1

VALLEY VIEWS FASE 1 currently has two ground-floor apartments available. Daily use centres on the living space and terrace at that level. The described communal pool and landscaped areas provide shared outdoor space. Assess sea views from the actual home; a project image does not replace that check.

The specified kitchen equipment, ducted air conditioning and hot water system matter especially for longer stays. Before choosing simply by bedroom count, consider where you would place a dining table, workspace and storage. Ask about arrangements for pool use and maintenance of the shared green areas too; these help explain how everyday life within the development will be organised.

Space inside, room outside

The two available homes have terraces of 34.98–43.08 m², alongside 75.91–81.83 m² built and 64.52–69.55 m² useful area. The example plans help explain layouts but have no current unit code or area schedule that allows these price-list rows to be recalculated.

Put a dimensioned plan beside the price list for each home. Check the connection between living room and terrace, space for an outdoor table and the remaining circulation area. More built space and a larger terrace do not automatically mean a higher asking price: the two homes differ on these points. Ask which specification, position and included items belong to each.

Prices and purchase context

Within the available selection at VALLEY VIEWS - FASE 1, B1 - Ground floor - 2 is listed at €383,000 and B2 - Ground floor - 1 at €393,000. Read each price with its own unit code, layout and separate area measurements; the project total does not replace that comparison.

Purchase costs and financing are set out separately in the calculators below. Include the agreed payment stages alongside the asking price in your planning; a price-per-m² figure compares measurement bases and does not guarantee market value or returns.

Living in Mijas

VALLEY VIEWS - FASE 1 is in Mijas, with opportunities for shopping, eating out and visiting the beach outside the residential development.

For everyday shopping, the selection includes Supermercado Supersures Cerros Del Águila (4.74 km · 9 min drive); for the coast, Playa del Chaparral (4.96 km · 7 min drive). Routes start at the project address. Check how the entrance connects to the street and which crossings you encounter. This helps you relate the calculated journey time to your own pace and accessibility needs.

Visit at a time that reflects your usual routine. Walk the route yourself if access on foot matters: the estimated journey time does not account for your pace, stops or personal accessibility requirements.

Within a ten-minute walk, Google Places lists Shops and supermarkets: 2, checked using Google walking routes on 6 October 2026.

Who could VALLEY VIEWS - FASE 1 suit?

Buyers seeking a new-build apartment with sea views in Mijas and a documented granted building permit may consider VALLEY VIEWS FASE 1. The current choice is two ground-floor, two-bedroom homes. The permit does not guarantee completion date, individual views or future rental permission.

For personal use, consider how the ground-floor layout fits your daily routine. Buyers considering an investment also need specific information about permitted letting, recurring costs and management. No rental return has been established for these homes. Treat the granted building permit as a construction document; it does not replace confirmation of future occupation or letting arrangements, or your own financial assessment.

The example shows an open kitchen with dining and sitting areas, two bedrooms, two bathrooms and a terrace with room for a dining table and seating. It helps you examine circulation and the relationship between indoors and outdoors. Without a current unit code and area schedule, it does not confirm the layout or areas of a particular available home.

Frequently asked questions

Who might VALLEY VIEWS FASE 1 suit?

VALLEY VIEWS FASE 1 offers new-build apartments with sea views and a granted building permit in Mijas. The current selection comprises two ground-floor, two-bedroom homes with terraces. For personal use or a potential investment, the layout, actual outlook and total purchase and running costs deserve consideration.

What is currently available?

The checked Resales price list dated 5 October 2026 shows 2 available homes. Asking price: €383,000–€393,000. Availability checked on 5 October 2026; prices and stock may change.

How far is the beach shown here?

For Playa del Chaparral, Google Routes calculates 4.96 km · 7 min drive. Checked on 5 October 2026; driving time excludes live traffic. Allow for traffic conditions and your own pace.

How should I read the area figures?

The price list reports built, useful and terrace areas separately. The example floor plans show layouts but contain no current unit codes or area schedule. They therefore do not support recalculating the areas of B1 - Ground floor - 2 or B2 - Ground floor - 1. Built area, useful area and terrace are separate source columns. A dash means not specified. Have the final area breakdown and floor plan of the chosen home confirmed.

What should I check for each home?

For me, the practical choice is between two specific ground-floor homes: B1 - Ground floor - 2 has the larger listed built area and terrace, while B2 - Ground floor - 1 has the higher asking price. Those figures alone do not explain the difference. I would compare the layouts, actual views and items included in the purchase.

What are the payment and completion plans?

Resales lists a €6,000 reservation, 30% plus VAT at the private purchase contract 30 days after reservation, 10% six months later and the balance on completion. How the reservation is credited is not clearly established; confirm the signed schedule and guarantees. Planned completion: first quarter 2027. This is a schedule, not a guaranteed handover date.

What comes on top of the purchase price?

For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA), 1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates, not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the transaction; obtain individual advice and quotations.

Can I view a floor plan of VALLEY VIEWS - FASE 1?

Yes. A layout example is shown below as an image and full PDF. It shows two bedrooms and the connection between living space and terrace. It has no current unit code or area schedule; confirm the contractual plan for your chosen home. Example floor plan.

What will the community fees cost?

Before reserving, ask about the community fees for the specific property: do they apply, what is the amount per month or per year, and which services are included? Also have it confirmed whether any additional contributions are planned. Request a current written statement or, if the amount is not yet final, a substantiated estimate. Do not rely solely on the project presentation.

Why buy through an agent with an API licence?

Del Sol Prime Homes works under an API licence (Agente de la Propiedad Inmobiliaria). How should you read the price per m² at VALLEY VIEWS - FASE 1?

Median asking price per built m²: €4,929, calculated across 2 available homes. These are asking prices, not achieved sale prices or a valuation. Price per weighted m²: asking price divided by built area plus 50% of the separately listed terrace. Gardens and plots are excluded. The median is €3,956 across 2 homes. This is a comparison method, not an official area measurement. Built area, useful area and terrace are separate source columns. A dash means not specified.
