Summary

Hans Beeckman review

My attention turns to ETHERNA HOMES II, a development of new-build apartments in Estepona with sea views and large terraces.

ETHERNA HOMES II offers, within the available stock, room to compare different budgets side by side. My advice is to first select two concrete homes with a workable layout and only then compare their price per m².

The current selection ranges from €321,000 to €558,000 for 27 homes. The median is €3,926 per built m². Using the separate calculation method of built plus half terrace, that is €3,539 per weighted m²; these two figures therefore do not measure the same thing.

On that weighted basis, the project is 30% lower than our dated selection in Estepona (€5,049 per weighted m²; source check 22 September 2026). I use that as a starting point for comparison, not as a judgment of quality or a prediction of value. Have the features, costs and current availability of the chosen home confirmed in writing.

Project analysis

The new-build apartments with sea view and large terraces in Estepona are designed with large windows and living areas that connect to the exterior. The development has a communal pool, indoor gym, gourmet lounge and green areas with native planting; views vary with each home’s position, floor and orientation.

Its central proposition is the relationship between the homes and their outlook. Sea, panoramic, garden and pool views are listed across the development, while the project description specifically refers to views over the Bay of Estepona and Valle Romano Golf. Views will naturally depend on the individual home’s position, floor and orientation.

Large windows and living areas designed to connect with the exterior support an indoor-outdoor layout rather than treating the terrace as an afterthought. Some homes also include a solarium.

The shared facilities are more comprehensive than a pool-only development: residents have a communal swimming pool, indoor gym, gourmet lounge and communal green areas with native planting. Garage parking and a storage room are included in the price, while lift access, entry phone access and a gated complex with a security checkpoint address everyday convenience and privacy.

The rhythm of life at ETHERNA HOMES II

The setting is suited to buyers who value a quieter residential base while remaining connected to Estepona’s town, shops and coast. Valle Romano Golf is particularly close, placing golf naturally within the local rhythm rather than as an occasional drive.

At home, the emphasis is on light, open living and time outdoors. The combination of large windows, private terraces and the listed sea and panoramic views gives the development a more outward-looking character, especially for buyers who want their main living space to extend beyond the interior.

The communal pool, gym and gourmet lounge create useful options for a relaxed day close to home.

Space inside, room outside

Fitted wardrobes, double glazing, en-suite bathrooms in selected layouts, lift access and access for people with reduced mobility are among the listed features.

The project’s design approach combines open living areas with large windows to strengthen the connection to the exterior.

Outside the homes, residents share landscaped communal gardens, green areas with native species and a communal swimming pool. Underground and garage parking, together with a storage room included in the price, add practical support for longer stays and everyday ownership.

Prices and purchase context

Garage parking and a storage room are included in the price.

These amounts are home prices from the dated price list, rather than a personal quotation or complete purchase budget. Compare properties on the same measurement basis and consider floor, layout and reported outdoor space alongside the purchase price. A price per square metre changes with a denominator of usable space, built area or an area including other parts. Current availability below lists the individual homes; price analysis and purchase costs provide additional context. The existing price-source date remains applicable when a floor plan or payment document is reviewed later.

Living in Estepona

The coast is reached by car rather than directly from the development. Playa Arroyo Vaquero is 5.8 km away, around a 10-minute drive, making this a residential golf-area address rather than a beachfront setting.

For regional journeys, the checked route from ETHERNA HOMES II to Plaza de las Flores is 10.66 km · 19 min drive; to Málaga-Costa del Sol Airport, it is 89.48 km · 61 min drive. These figures help plan everyday outings and arrival or departure during a stay. They are not a fixed door-to-door promise: traffic, the chosen route and conditions along the way can change the time. The map connects local addresses with regional destinations. Consider your own repeated journeys and the position of the selected home within the project.

Who could ETHERNA HOMES II suit?

In our assessment, this project is a credible fit for buyers who want a contemporary new home in Estepona with meaningful outdoor space, communal amenities and a golf-area setting. The one- to three-bedroom range also makes it relevant to different household sizes and second-home requirements.

It may particularly appeal to golfers and buyers who enjoy an established residential rhythm away from the immediate beachfront. Valle Romano Golf is close enough to be reached in around two minutes by car or around eight minutes on foot.

Buyers looking for a home where the terrace plays a central role should compare the individual layouts closely.

Those prioritising a walk-to-beach location, immediate town-centre life or a very short airport transfer should compare alternatives. The nearest listed beach is a 10-minute drive away, and Málaga-Costa del Sol Airport is around a 60-minute drive.

Price per m² at ETHERNA HOMES II

The median asking price per built m² is €3,926. Per available home, this measure ranges from €2,992 to €5,082. A lower price per m² does not automatically mean a lower total purchase price.

Price per weighted m². The price divided by the built area plus 50% of the terrace area. Garden and plot areas are excluded. The project figure is the median of the individual results for homes with sufficient area data. This gives ETHERNA HOMES II a median of €3,539 per weighted m², calculated across 26 homes. This is our comparison method, not an official living area, legal valuation standard or appraisal. Homes without a specified terrace area are not included in this calculation.

The price list separately states a useful area for 27 homes. Useful and built area are different source fields; the amounts per m² above use the built area. Compare the area specification and the floor plans of the same home before drawing conclusions.

Our recorded selection comprises 46 other new-build projects with comparable home types in Estepona, based on source data checked on 22 September 2026. The median of their project medians is €5,049 per weighted m². At €3,539 on the same calculation basis, ETHERNA HOMES II is 30% lower than this selection. This is not a current median of the full market and does not explain why two homes differ in price.

ETHERNA HOMES II offers new-build apartments with sea view and large terraces in Estepona. Homes are available with one to three bedrooms, and completion is planned for Q2 2028 according to the source.

How many homes are still available at ETHERNA HOMES II?

According to the price list of 22 September 2026, 27 homes are available at ETHERNA HOMES II, with prices from €321,000 to €558,000.

How do prices per m² vary within ETHERNA HOMES II?

Asking prices per built m² range from €2,992 to €5,082. At either end of that comparison are unit 1B2-P01-A (€321,000, 107.30 m² of built area) and unit 4B2-PAT-A (€508,000, 99.97 m² of built area). Their terraces measure 21.61 m² and 73.47 m² respectively. These are differences between two units, not evidence of what causes the price difference. Also compare the floor plans and features of the specific unit.

How far is the beach from Etherna Homes II?

The nearest beach shown for Etherna Homes II is Playa Arroyo Vaquero, 5.8 km away and about 10 minutes by car.

What comes on top of the purchase price?

For an illustrative budget for a first delivery of a new home in Andalusia, allow 10% VAT (IVA), 1.2% stamp duty (AJD), approximately 1% for notary and registration costs and approximately 1% for legal assistance: 13.2% of the purchase price in this example. The two 1% allowances are estimates, not statutory fees. The applicable taxes, taxable bases, reliefs and actual fees depend on the transaction; obtain individual advice and quotations.

What payment terms does the source list for ETHERNA HOMES II?

The official Resales Online Payment Terms section lists: for non-residents, 30% plus VAT at contract signing and 70% at key handover; for residents, 20% plus VAT at contract signing and 80% at key handover.

Can I get a Spanish mortgage as a non-resident?

Yes. Spanish banks do grant mortgages to non-residents, usually at a lower percentage of the purchase price than for residents and with conditions that vary by bank. The result depends on your income, tax residence and the bank's assessment. We can connect you with mortgage advisers who work with non-resident buyers.

What will the community fees cost?

Before reserving, ask about the community fees for the specific property: do they apply, what is the amount per month or per year, and which services are included? Also have it confirmed whether any additional contributions are planned. Request a current written statement or, if the amount is not yet final, a substantiated estimate. Do not rely solely on the project presentation.
